Steps In The Buying Process
The steps in the buying process once you have located a home you want is first to put in a formal offer to purchase, then comes the Negotiation and finalizing the contract. Once the Contact is executed by both parties the process moves to our firms Transaction Coordinator who follows through until it is ready to be closed and hands the deal off to the Closing Coordinator. The Closing Coordinator works with the Title Insurance Company and ensures that the insurance is in place and schedules the closing time and place.

The Purchase and Sale Agreement

The Purchase and Sale Agreement is the legally binding contract between the buyer and seller outlining the contract terms between them. The contract includes such topics as: Good Faith Deposits, Financing terms, Inspection terms, Seller’s disclosure forms, additional addendums, Disclosures including lead paint, HOA, Condo, etc. and Closing Instructions.

The Negotiation Process

A skilled negotiator can not only save you thousands of dollars on your purchase, but can make the process less stressful. Items involved in the negotiation phase include, but are not limited to:

  • Market Value of the house
  • Financing Terms

The Transaction and Closing Coordinator are integral components in the buying process and are responsible for the following:

  • Constant contact with the Buyer and Seller
  • Orders and accompanies Inspectors and Appraisers
  • Follows through with Insurance and home warranties
  • Works with Closing Agent and Title Agent to ensure smooth closing.

Title Insurance and the Closing

The Title Agent and Closing Agent are typically the same in the State of Florida and are responsible for the following duties:

  • Orders the Title Report and Policy.
  • Drafts the Deed, Bill of Sale and all other required documents.
  • Arranges the pay off of the existing loan if needed.
  • Drafts Mortgages and Notes if instructed.
  • Prorates taxes and insurance on the closing statement
  • Computes the Interest in loans
  • Drafts the Closing or HUD Statement
  • Records the required documents with the country records office
  • Disburses the funds and closing documents to the parties involved.
